A few steps lead to the front door. Inside a small lobby takes you into the main kitchen and living room. The tiny hallway leads to the blue and white-tiled shower room with W.C. and wash hand basin. Upstairs, there are two bedrooms. The main bedroom has a double bed with double aspect rooms and air conditioning. The small second bedroom has twin beds, which can be converted to double. Both bedrooms are simply decorated with fresh white walls and wooden beamed ceilings. Downstairs, from the entrance lobby, steps lead down to a little paved courtyard garden. There is a storage area under the stairs to store logs and garden equipment. A  cellar of prox 50 sq m with own entrance is located under the living room and would make an ideal self-contained private apartment or could be connected to the living room with a staircase.

Surroundings
Papiano is equidistant between Perugia and Todi. It is ‘real’ Italy and the majority of locals are Italian although the village includes also owners of other nationality like British, and Belgians. The village has a good community atmosphere and welcomes newcomers. Nearby there is a sport and community center, a horse riding center and golf driving range. There are many restaurants close by including one which has national awards for it desserts! The market town of Marsciano, with a wide range of shops and services, is just 10 minutes’ drive away. For keen walkers, there are many white roads around the village with views across the Tiber valley towards the Apennines.

Umbria is among the smallest regions of Italy and considered by many to be one of the most beautiful. Just over 800.000 people live in an area covering 8.456 sq km at the very heart of the Italian peninsula, spread out over the many townships which form Umbria’s urban framework.

Hidden treasures
For art lovers, one of the many attractions of staying in Umbria is the exciting discovery of captivating and often beautiful images in almost every church and in any of the ancient hilltop towns dotted around the region. This reminder of the rich history of Umbria and Tuscany is certainly apparent in the fresco paintings that seem to merge with the buildings and landscape around them.
Within an hour’s drive from the property, you will find:

  • Lake Trasimeno (a large and beautiful inland lake)
  • Todi, Orvieto, Spello, Gubbio, Cortona and many more fabulous medieval hilltop towns
  • Deruta (home of Majolica ceramics) and Bevagna, Roman town
  • Carsulae:(remains of original Roman settlement on the Via Flaminia)
  • Assisi (and the famous basilica of St Francis with the Giotto frescoes).

And under 2 hours drive will take you to Florence and Siena with their fabulous cathedrals and collections of Renaissance art or Spoleto and its annual art festival. You will also find some beautiful Tuscan beaches as well as the Piano Grande, an amazing large, flat plain high up in the Sibylline hills which, in Spring,is a mass of wild flowers.
