Torre la Cupa can best be described as slice of paradise in cottage style. Opposite of the front door a winding staircase leads to the first floor with a large study and bedroom and bathroom.
The second front door leads into a hallway where the laundry room is situated and a few steps up the hallway surprisingly opens into an atrium with a fair size skylight providing lots of natural light. On the left the hallway continues to a bathroom, two bedrooms and the kitchen. At the back of the atrium, to the right of the open kitchen a cozy dining area, with patio doors, flows into a large living with various sitting areas and a fire place.
The staircase in the atrium leads to a large master bedroom with sink and a sitting area with a fireplace. The windows and doors offer a pleasing view of the garden. The same floor features a second bedroom and a large shared bathroom with a bath. This bathroom can however be remodeled into two en-suite bathrooms. Another few steps up is a fifth bedroom with en-suite bathroom and sitting room.
The garden features old stone walls, unexpected corners and plateaus, flowering plants and sprawling lawns. The pool area, which is about 100 m from the house, is a bright open spot in the middle of the woods, giving it a very private and sheltered character.
The property has its own deep well to supply water for the irrigation system and pool. The rainwater from the roof is collected in an old stone cistern and situated in the garden next to the house. A small ruin sits near the entrance to the property and can be restored. Near the bottom of the driveway, and out of sight, a large garage offers space for two cars and plenty of additional space for storage.
Torre la Cupa is situated between Todi and Orvieto, both dating back to Etrusken times and famous for their cultural treasures, wine and nature. The nearest village, a beautiful ancient hamlet, lies at a distance of about 2 km and offers a bar and restaurant, more amenities can be found at about 4 km distance where another village offers a post office, pharmacy, supermarket and post office.
Centrally located within Umbria plenty of interesting cities like Perugia, Assise and Spoleto are nearby, as well as the wineries of Monte Falco and Bevagna. Rome is a mere 130 km away and can be reached easily by train from Orvieto.
